Social media has changed everything about the way we communicate, and now even the social media platforms we use are evolving. Many real estate agents already use Instagram and Facebook to market properties to potential buyers, and now they’re adding TikTok into the mix. So, how is TikTok changing the real estate industry? Here’s a closer look at the ways you can make it work for you.

Go Viral

It’s currently estimated that TikTok has over 1 billion monthly users. That’s a lot of people who can potentially see your video and share it across platforms. It was the second most popular app downloaded in the U.S. in 2020. A recent study showed that influencers saw a nearly 18% engagement rate on TikTok and only 1.63% on YouTube. The platform is the perfect place for beginners.

Edit Videos Easily

One of the biggest reasons for TikTok’s popularity is the ease of editing. The platform makes it easy to edit videos quickly to create seamless and professional-looking content even if you’re not an expert. There are big pops of text, interactive elements, and filters. And a massive draw for TikTok is the use of music and sound. You can use current music from big name artists in your short videos without worrying about copyright or other legal issues.

Show Your Personality

While you absolutely can use TikTok to showcase a specific home for sale, one of the best ways to utilize the platform is to showcase you as your real estate brand. Create videos that provide helpful content for people even if they don’t live in your area. This will help build your reach and allow for your videos to get more attention. Show off who you are as an agent and what makes you unique in your market.

Teach your viewers something new using on-screen captions about a common real estate question. Don’t forget to show a little personality! In this video, Andrés Bustamante with Keller Williams, The Niño Team talks about how to get your offer accepted on a home.

Pick the Right Hashtags

Hashtags have become an essential part of our internet culture. We use them across Instagram, Facebook, Twitter, and TikTok to make content easily searchable from the platforms. For marketing, especially in real estate, you should plan your hashtag strategy ahead of time. We searched some of the most common hashtags used in real estate this year to give you a place to start:

  • #justlisted
  • #homeforsale
  • #lifestyle
  • #homeinspo
  • #staging

And don’t forget to use a hashtag for your location, such as #austintxrealestate.

Share Content

Many social media platforms are closed systems. Because Facebook and Instagram share a parent company, you can crosspost between the two platforms. But TikTok is made for social sharing across multiple platforms. You can share it right from the post itself with options for all other popular social media sites. On your own video, click the triple dots and choose Facebook. As long as you’re logged onto Facebook on your phone, you can share quickly and easily. Sharing can also be as simple as saving a video to your phone and uploading on another platform.

Make it Exciting

Now that you know some technical aspects of creating TikTok videos to promote your business and real estate photography and listings, how do you make it exciting? Videos get more attention if they are entertaining, exciting, or interesting. One way, especially for real estate, is to create fun but educational videos that help people understand the behind-the-scenes work of selling or buying a home. This will attract attention and followers and give you a platform to showcase properties in the future.
